I used this office for my first property purchase in 2017. Although Herb answers his cell phone, his office is slow to respond to communications. I found out on the day of the closing that the 1st floor's electricity is on a shared metered situation with the common areas. During the closing I was the only one trying to resolve the issue. Since I traveled almost four hours for the closing, I felt really pressured, so I wanted to resolve the issue at the closing. I feel that Herb should have tried to negotiate some type of settlement with the the seller, to help me offset the cost of separating the common area's electricity from the first floor apartment, which I later found out is going to cost me over $2,000. On December 26th 2017, I called the City of Utica tax department to find out why I have not received any type of communications about tax bills, at which time I found of that Herb's office entered my address wrong when they were filling out paperwork and recording the deed, so my bills were going someplace else. I just had to pay past due tax bills in the amount of $1,500 which includes interest and late fees because of Cully's errors. Needless to say, I won't be using this office again.
