I received a text from your office that I would get an email with paper work that I could sign electronically this was on 11/26/2025.
On 12/11/2025 I sent a text that I did not receive the paper work. I
will give my business elsewhere.
Owner response
Hi Phil, we’re sorry for any confusion. When you contacted our office, the deadline to file a 2025 appeal had already passed, so your appeal was was set up for 2026. According to our records, one of our paralegals, Crystal, left you a voice message a few days ago regarding the confusion, and we hope it clears things up. If you have any additional questions or need further assistance, please don’t hesitate to reach out—we’re happy to help.
I recently called this firm after receiving a property tax appeal solicitation, and the experience was far better than I expected. Tony, the paralegal I spoke with, generously walked me through the entire process and gave clear, detailed explanations that were more than enough for me to handle the appeal myself. I’m reasonably comfortable with computers and finances, which helps, but their fee structure is also straightforward and very reasonable, so I would have no hesitation in letting them take over the entire matter. Even if I end up managing my own property tax appeal, I will keep this firm in mind and gladly recommend them to friends and family. Thanks a lot, Tony!
These guys are the best at what they do. They’re very knowledgeable & willing to explain the process. I will recommend them to everyone, family , friends, etc. Special thanks to Tony for all your help.
Owner response
Bobi, thank you for taking the time to write this review. Tony also appreciates your kind words.
You fill out a form and wait a few months. You save thousands of dollars a year and give Richard 1/3 of the first year. Everything is done for you except the final payment...which speaks to the honesty of the process. I am a very happy client and, as a lawyer myself, I will be telling everyone about Mr. Shapiro's services.
Owner response
Thank you for the kind words, Russell. We really appreciate you taking the time to review our services.
Mr. Shapiro has been helping us keep taxes down for almost 20 years, I shudder to think of what our bill would be now if we had not gotten his office involved!
Owner response
Jon, we really appreciate your comments. We're happy to help!
There are many honest real estate attorneys in the Chicago land area and Shapiro is not one of them. My entire family used Shapiro and we will avoid going forward. In some cases, the assessments can naturally reduce (e.g. COVID time frame). However, his office will take credit in an effort to maximize his profitability. Extremely unethical. If you protest or ask for explanation / clarity, they will threaten legal action. I believe another review alluded to similar concerns.
Owner response
Irman, our office has never charged for an appeal reduction that we didn't achieve. During covid, when a lot of assessments were reduced by the Assessor's Office, we only billed if we were able to achieve a further reduction. When we bill, we always send an official result letter from either the Cook County Assessor or Board of Review, depending on which agency we appealed with. The result letter will detail the reduction the attorney achieved, only. And we bill based on our efforts.

You can verify if a reduction was achieved by an attorney by contacting the Assessor or Board of Review or you can go on their websites and enter your PIN. When you search under "appeal history" you can see if the attorney is listed as the appellant. So, you don't have to take our word for it if you are curious if the attorney achieved a reduction or if it was a covid reduction.

As far as another reviewer stating that we threaten legal action for asking for clarity, I am not seeing what you are seeing.

We have been in business over 32 years and have never threatened anyone with legal action when a client asks for clarity. In the 43 years since Richard has been admitted to the Illinois Bar to practice law, there have been no record of any discipline by the Attorney Registration & Disciplinary Commission of the Supreme Court of Illinois. We are, also, rated A+ by the Better Business Bureau.

If we were a law office that operated unethically, I don't believe we would have the volume of positive reviews that we do; that reputation would have caught up to us many years ago.

Best of luck to you in your future appeals.
I and my uncle have used Richard shapiro for years. However, it come to my attention that in the last 2 years their has not been service that equal fees he charges. My recommendation is not to use him. Furthermore, do your research and find out if he's actually really giving you a reduction in your taxes. Attorneys like him are falsifying documentation that is not legitimate to the city of Chicago publication of tax ID OF YOUR PROPERTY.
warning:. Do your homework !
Owner response
Dick, I don't know where to begin with your allegations. We charge based on the fees in the signed contract. When we invoice our clients, an official result letter from either the Assessor or the Board of Review is sent in the results packet. This information is easily verifiable by confirming the appeal win on either the Cook County Board of Review website or the Assessor's website. So, yes, you are correct. You can do your homework to verify if we actually won your appeal and if you are being invoiced based on the fees in the contract. It would just take a few minutes of research.
Saved me thousands $$$ on my property tax bill due to the vacant condition of my home. I could not have navigated this without their help. I also use them every Tri-Annual appeal year and they have always saved me something. Thank you to Richard and all who work on his team!!
Owner response
What a great compliment! Thanks for taking the time to acknowledge our work.
This guy is my hero! I have been using him since the 1990’s and he has saved me lots of dollars. Sometime we win sometimes we don’t but in the long run it’s been worth it. Thanks to him and his staff!😃🎉🎉🎉💕
Owner response
Diane, we really appreciate your positive review. Thanks for taking the time out to share.
They have made the appeals process readily accessible to people who might not be able to navigate the technicalities of appealing an inaccurate assessment. I appreciate their help.
Owner response
Glad we can be of service, Ralph. And, thank you for leaving this positive feedback. We really appreciate it!
